What are my options for loft conversions in London?
There are five main ways to build loft conversions: roof light conversions, dormer conversions, hip-to-gable conversions, mansard conversions and L-shaped conversions.
Roof light conversions
The most common and least disruptive of type of attic conversion is a roof light conversion. This is also known as a Velux conversion. A roof light conversion is the cheapest option for a London loft conversion, as there is no need to make any changes to the pitch or shape of the roof. The only work done to your property is the addition of a skylight, a proper floor and a staircase. This type of conversion usually takes around a month to finish. However, it will take slightly longer if you opt for more work to be done to your property, such as adding an ensuite bathroom. Velux conversions significantly increase the square footage of your home at a fraction of the cost of moving. They also rarely require planning permission, making the process simpler for you.
Dormer loft conversions
A dormer attic conversion adds a box-shaped room to your loft, increasing headroom and floor space. Dormer conversions are usually only marginally more expensive than roof light conversions. Despite this, they can add more value to your home since the space added is more versatile. There is often an option to add larger windows or French doors, allowing much more natural light into your home. Dormer roof conversions are also incredibly versatile. They fit in well with older properties as well as more modern ones. Take a look at our portfolio to see how our loft conversion specialists have integrated a loft or attic conversion into classic properties.
Hip-to-gable loft conversion
A hip-to-gable conversion extends a sloping hipped roof into a gable roof. These are usually also built alongside a dormer extension to drastically increase the space inside your loft. This type of extension is an excellent choice for a detached or semi-detached property and adds significant value to your home. A hip-to-gable conversion is more likely to need planning permission than simpler conversions. Our team of loft conversion specialists can assist with planning applications to make your project run as smoothly as possible.
L-shaped loft conversions
L-shaped loft conversions require an existing rear extension but allow for a significant increase in space and headroom. An L-shaped roof conversion involves creating two dormer conversions which connect into one. This is a great way to create a lot of space, creating the possibility to add multiple rooms.
Mansard loft conversions
A mansard loft conversion usually requires planning permission. However, it is also the most common type of conversion seen in terraced houses in London. Mansard conversions are said to be a better match for the original property style London the area than other conversion options. For this reason, some London borough planning departments prefer mansard conversions. If you are likely to need to submit a planning permission application, a mansard conversion might be the best choice for you. With a mansard conversion, one or both slopes of your existing roof are replaced with steeper sides and a close to flat roof. This allows for much more space and versatility, and is suitable for the majority of homes. Due to the more extensive work needed, mansard conversions tend to be more expensive than other types of London loft conversions. However, this also means that it will significantly increase your property value.
How can my London loft conversion increase my property value?
Loft conversions can add significant value to your property. Research into Rightmove listings has recently shown that a loft conversion in London can increase your property value by nearly 25%. The amount of value-added depends on how you use your new space.
Add a bedroom
Adding a bedroom is likely the most lucrative option. It can significantly increase your property’s value, especially if you choose to add an ensuite bathroom. This is especially true in areas where larger family homes are less common, giving your property a great advantage.
Add a home office
While an extra bedroom is one of the most cost-effective options for using your new loft space, home offices are also gaining popularity. The boom in working from home has led to increasing demand for people to have home offices. A loft conversion in London is an excellent choice for this, thanks to the natural separation it introduces between working and living areas. Converting your loft space into an attractive home office can increase your home’s appeal and encourage higher offers from buyers.
Add a nursery or playroom
Just as an extra bedroom sells well in an area with few family homes, adding a nursery or playroom can add significant value in a family area. Adding a nursery or playroom is especially beneficial in more urban areas where extensive gardens and accessible play areas are less common.
Retain or expand your storage space
It’s worth noting that by installing a loft, you may lose valuable storage space that you will need to account for. Spacious properties are attractive to potential buyers, and more storage can easily be added through smart solutions such as under stair shelving and cupboards.
Can I easily undertake a loft conversion in London?
Attic conversions are one of the simplest ways of renovating your home.
As mentioned before, many types rarely require planning permission since they are classed as Permitted Development.
There are, however, some restrictions on this, such as:
Your property must not have already used Permitted Development rights to add another storey;
Your conversion must not add more than 50 cubic metres to the existing roof space (this is limited to 40 cubic metres for terraced houses); When classed as Permitted Development, a conversion must not exceed the height of the existing roof.
We are experts on property limitations, and our architects and builders will ensure any plan you choose meets these restrictions, keeping your renovation as simple and hassle-free as possible. Attic conversions are also relatively non-disruptive renovations. Unlike a room renovation such as removing a wall or refurbishing an interior, a simple Velux loft conversion can be undertaken without making any structural changes to your property. This means that you can continue your daily life without disruption. Our loft conversion specialists are incredibly accommodating and professional. With our team, you won’t need to worry about how your attic conversion will affect the quality of your everyday life.
